Self-Employed Financing

Your business is doing well. Qualifying for a mortgage can still take a closer look.

Write-offs don't automatically rule you out

The income on your tax return is often very different from what your business brings in. That's normal for business owners, and it doesn't automatically mean a mortgage is off the table.

I look at the full picture, starting with traditional financing, and review it alongside lender-specific alternatives where they're available.

Two ways to look at your income

A traditional review generally works from your tax returns. Bank-statement options, where available, document qualifying income from your business or personal deposits instead.

Deposits don't automatically equal qualifying income. Business expenses, your ownership share and how consistent the income is all matter. A bank-statement loan is still documented and underwritten. It isn't a no-doc loan, and it isn't a guaranteed approval.

What we'll talk through

This is a conversation. There's no need to share account numbers or financial documents to get started.

  • What kind of work you do and how your business is set up
  • How long you've been in business
  • How much your income changes from year to year
  • Whether another lender has already declined you, and why
  • Your timing and the monthly budget you'd be comfortable with

Compare the whole loan, not just the approval

Different documentation paths can mean a different total monthly payment, upfront costs, down payment requirement and, if applicable, reserves. A bank-statement loan isn't automatically the better choice. We'll put the options side by side so you can see the tradeoffs.

Borrower story

When Two Banks Said No

A self-employed borrower had significant business write-offs and had already been declined by two banks. Using a bank-statement loan, we found another way to document qualifying income and helped the borrower purchase the new home.
