How Do Bank Statement Loans Work?
Some self-employed borrowers need a closer look at how their income is documented.
Start with the documentation question
A business tax return and business deposits do not tell the same story. Drew can discuss whether traditional documentation or a lender-specific alternative is worth reviewing. A bank-statement loan is not a universal agency program with one set of terms.
Deposits are not automatically qualifying income
Money coming into an account may need explanation. Transfers, business expenses and other deposits can affect the review. Do not assume that adding up deposits tells you what a lender will accept.
Compare the complete terms
Alternative documentation does not mean no documentation or automatic approval. Ask about the review process, costs, payment structure and conditions of the actual product. Availability depends on the lender and transaction. Agency guidance does not establish a universal bank-statement-loan eligibility formula.
Questions to discuss with Drew
- Should we review traditional documentation first?
- How would this lender evaluate deposits and expenses?
- What are the tradeoffs compared with other available options?
General education, not a loan approval or individualized recommendation. Program availability and conditions vary.
