Pre-Qualification vs. Pre-Approval

The strength of a letter depends on the work behind it, not just the label at the top.

Lenders do not all use the same definitions

A prequalification may begin with information you share. A preapproval may involve more review. But lenders use these terms differently, so ask what has actually been checked rather than relying on the name.

Ask what remains conditional

Neither letter is a guaranteed loan approval. The property, updated documents and other conditions can still matter. Before making an offer, understand what remains to be reviewed.

Preparation can make the conversation more useful

Tell Drew about your timing and any unusual income or financing questions early. If a more thorough review is available for your situation, ask what it involves and which conditions would still remain. Do not send sensitive documents through the goals form.

Questions to discuss with Drew

  • Has my information been verified or only discussed?
  • Has an underwriter reviewed the file?
  • What could change the decision before closing?

General education, not a loan approval or individualized recommendation. Program availability and conditions vary.
