What Affects Mortgage Rates?

A rate is part of a mortgage decision, not the whole decision.

Your scenario matters

Credit profile, down payment, loan type and loan term can affect mortgage pricing. Market conditions also change. A number someone else received may not describe your situation.

Compare like with like

Use the same loan amount, down payment, term and timing when comparing options. Ask whether quoted pricing includes points or other lender costs. A lower rate paired with higher upfront costs is a different tradeoff, not automatically a better deal.

Put the costs in context

Review the monthly payment and closing costs together. Discuss how long you expect to keep the mortgage and what flexibility matters to you. Do not rely on a promise about future refinancing or assume future market changes.

Questions to discuss with Drew

  • What assumptions are behind this quote?
  • How do upfront costs and monthly costs compare?
  • How would the choice fit my expected time in the home?

General education, not a loan approval or individualized recommendation. Program availability and conditions vary.
