Can I Buy Before I Sell?

Buying and selling do not have to happen in one fixed order, but the timing needs a plan.

Begin with the overlap

Buying before selling can create a period when you are responsible for both homes. Drew can review how the existing home, the new purchase and the timing fit together. Keeping another property is not automatically permitted in every situation.

Compare the practical paths

Selling first may simplify the finances, but can mean temporary housing or two moves. Buying first may make the move easier, but can require more cash and the ability to manage overlapping obligations. A coordinated sale and purchase introduces its own timing risks.

Do not treat expected sale proceeds as available cash

A future sale is not the same as a completed sale. Talk through where closing funds would come from and what happens if the old home takes longer to sell. Any financing option requires its own review.

Questions to discuss with Drew

  • Could I qualify while still owning my current home?
  • Where would funds for the purchase come from?
  • What is the backup plan if the sale is delayed?
